Building Out Newberry, One Slab at a Time

Newberry has changed fast, and concrete contractors in Newberry spend a lot of time on homes that did not exist 20 years ago. The city had 1,644 residents in 1990, 3,316 in 2000, 4,950 in 2010 and 7,342 in 2020, a 48.3 percent jump in the last decade alone. The 2020 census counted 2,796 housing units across almost 60 square miles. New homes mean new patios, wider driveways, extra parking pads and slabs for sheds and shops, and we pour all of them. We also repair and replace concrete on the older homes in the town center.

A phosphate town with a historic core

The railroad was extended south from High Springs in 1893, and Newberry grew around the phosphate mines that opened nearby in the 1880s. By 1896 fourteen mines were running. The boom ended abruptly in 1914, when war closed off the main market in Germany. The Newberry Historic District was listed on the National Register in 1987. Houses near the old downtown often have concrete that has been added to piece by piece over the decades. When we replace a walk or steps there, we try to keep the look simple and in proportion with the house.

New subdivisions, new questions

Most of our Newberry calls come from newer neighborhoods. Common requests: a patio extension off the back slider, a pad beside the garage for a boat or trailer, a wider driveway, or a walkway from the drive to a side gate. Many of these neighborhoods have homeowners associations with rules on driveway width, materials and where a patio can go. Bring your HOA guidelines to the estimate and we will design within them, or help you put together what the architectural committee needs to see.

Karst ground in western Alachua County

Newberry sits in the western part of the county, where Alachua County's sinkhole fact sheet says limestone is thinly covered and sinkholes form most often. The old phosphate pits around the city are another reminder that the rock is close to the surface here. For ordinary flatwork, the practical concerns are compaction and drainage: sandy fill around new homes settles if it is not compacted well, and water running off a roof can undercut a patio edge. We compact the base, set grade away from the house and place control joints so cracks happen where we plan them. If we find a depression that looks like more than settling, we stop and recommend a professional evaluation.

Sports traffic and larger lots

Newberry is home to Champions Park, a 16-field complex completed in 2013 that draws more than 30,000 visitors a year, plus the 100-acre Easton Newberry Sports Complex. Families with players often want extra parking or a wider apron for trucks and trailers. Out on the larger lots, we pour slabs for pole barns, workshops and equipment, and long walks between buildings.

Permits and planning

The City of Newberry's Building and Codes Enforcement office takes residential permit applications inside city limits; addresses outside the city fall under Alachua County. We confirm the permit question for your address and request Sunshine 811 locates before digging, as Florida requires.

Newberry Questions

Does my Newberry HOA need to approve a new patio?

Many Newberry subdivisions have architectural rules for patios, driveway widening and materials. Check your HOA documents or ask the board. We can provide a drawing and material details for the approval request.

Can you add a pad for a boat or trailer next to my driveway?

Yes. We pour side pads and driveway extensions sized for the vehicle, with a thicker section where heavy loads will sit. We also check setbacks and any HOA limits on parking pads.

Is the ground in Newberry a problem for concrete?

Western Alachua County has limestone close to the surface and sandy soil above it. For flatwork the main issues are compaction and drainage, which we handle in the prep. Any sudden depression should be evaluated by a geologist or engineer before new concrete goes in.
