Concrete Work in a Planned Neighborhood
Haile Plantation is a 1,700-acre planned community southwest of Gainesville with about 2,600 households, and concrete contractors in Haile Plantation spend much of their time on homes whose original driveways and patios are now decades old. Construction began in the late 1970s, so the oldest sections have concrete that has been through more than 40 Florida summers, while newer streets have slabs from the 1990s and 2000s. We replace driveways and patios, pour patio extensions and decorative finishes, and repair walks and steps throughout the neighborhoods.
Two HOAs, one set of rules to follow
Most residents belong to either the Haile Plantation Homeowners' Association or the Haile Plantation West Homeowners' Association. Both shape what exterior work looks like, from driveway width to the color of a stamped patio. Before we form anything, we ask for the architectural guidelines that apply to your street, and we can prepare a drawing and material description for your approval request. Planning this up front avoids the worst outcome: a finished patio that the association asks you to change.
New Urbanist streets
The community is described as a New Urbanist development, built so most residents can walk to Haile Village Center. That design shows in the concrete: front walks matter, driveways are often close to the street, and side yards are narrow. Access for the truck and forms takes planning on tighter lots, and replacement work has to protect neighboring yards, irrigation and landscaping. We stage the job, protect turf where we can and clean up each day.
Sinkholes, retention areas and settlement
Alachua County's sinkhole fact sheet says sinkholes are most common in the western and central county, where thin sand covers limestone. Haile Plantation has seen this firsthand. In late 2019, two small sinkholes opened in a retention area at Haile Boulevard and SW 95th Terrace, about 15 feet from the trail along Haile Boulevard. County Public Works staff judged the spot stable and chose to monitor it rather than study it. On private lots, most low patio corners and sunken walk sections we see come from ordinary settling or water washing sand from under the slab. When something looks like more than that, we recommend a geologist or engineer before we pour.
Shade trees and older slabs
Mature trees line many Haile streets, and their roots lift walks and crack driveway edges. On a replacement we can widen a joint, change the layout, or rebuild the base around a root zone. We do not cut major roots without your approval.
History close by
The community takes its name from Thomas Evans Haile, a South Carolina cotton planter who developed a plantation here in 1854 that depended on enslaved labor. The Haile Homestead, also called Kanapaha, still stands. Residents use Gainesville mailing addresses, and the area is unincorporated Alachua County, so permits run through the county. We confirm what your job needs and request Sunshine 811 locates before digging.

Haile Plantation Questions
Do I need HOA approval for a new patio in Haile Plantation?
Most exterior changes go through your association's architectural review. Get the guidelines for your section and we will design within them, with a drawing and material details for the request.
Is Haile Plantation in the City of Gainesville for permits?
No. It is unincorporated Alachua County, even though residents use Gainesville addresses. We confirm the county requirements for your job before we schedule.
Should I worry about sinkholes before replacing my patio?
Most patio problems are ordinary settling. Sinkholes do occur in this part of the county, so if we see a sudden or growing depression we stop and recommend a professional evaluation first.
