Concrete for a Historic Lake Town

Melrose sits on the shore of Lake Santa Fe about 17 miles east of Gainesville along State Road 26, and concrete contractors in Melrose work on a blend of historic homes, lake houses and country properties. The community spans county lines, with parts in Alachua and Putnam counties. It was settled in the second half of the 19th century, and two freezes in 1894 destroyed its citrus groves and sent growers south. What remained is one of the region's most distinctive small towns. We pour driveways, patios, walks and slabs here, and repair or replace concrete that has worn out.

The Melrose Historic District

The Melrose Historic District, designated on January 12, 1990, covers about 1,250 acres. Older homes in the district often have walks, steps and driveway strips that were poured long after the houses were built, sometimes in several stages. When we replace them, we keep the work in proportion to the house: a front walk of the right width, plain finishes near the street and steps whose height and depth match the porch. Decorative stamped patterns usually fit best in a back yard or around a pool.

Lakefront considerations

Lake properties bring their own concrete jobs: boat and trailer pads, parking areas close to the water, patios facing the lake and walks down a slope. Those need a solid compacted base, the right thickness for the load, and grading that carries rainwater off the slab instead of across it toward the house. On sloped lots, we may add steps or landings in the walk instead of a steep ramp, and we plan where the runoff will end up so it does not erode the yard below.

Clay, water and the eastern county

Alachua County's sinkhole fact sheet notes that sinkholes are less common where clay-containing layers are over 100 feet thick, as in eastern Alachua County. That generally makes for steadier ground than the west side of the county, but clay-bearing soils hold water. A slab that sits on poorly drained ground stays damp underneath through the wet season. We look at drainage on every lot and set the slab and base so water moves away from it.

Two counties, different offices

Because Melrose spans county lines, the permit office depends on your parcel. Alachua County handles the Alachua side, including Public Works right-of-way connection permits for driveways onto county roads, and Putnam County handles its side. We confirm which county your address is in and what the project needs before we schedule. We also file the Sunshine 811 locate request, which Florida requires at least two full business days before digging.

Melrose Questions

Which county handles permits for my Melrose home?

It depends on your parcel. Melrose spans Alachua and Putnam counties, and each county has its own building and right-of-way rules. We confirm your county before scheduling.

Can you pour a boat pad on my lake lot?

Yes. We pour boat and trailer pads with a thicker section and a compacted base, graded so water drains off and does not wash out the edges.

Will new concrete look out of place on a historic Melrose house?

Not if it is planned well. We keep widths, joint patterns and finishes simple and in scale with the house, and save decorative finishes for back yards.
